New Zealand Private Credit: Market Conditions in 2025
An assessment of the New Zealand private credit market through 2025: how the easing interest rate cycle has affected borrower conditions, what sustained bank conservatism means for non-bank lenders, and Capital Connect's perspective on current deal flow.
The Environment Has Shifted
After a period of tightened credit conditions through 2023 and 2024, New Zealand's lending environment entered 2025 in a meaningfully different position. The Reserve Bank of New Zealand's easing cycle — with the Official Cash Rate falling from 5.50% to 3.75% through the second half of 2024 — has improved borrower affordability and encouraged renewed demand for growth capital across the SME sector.
For the private credit sector, this has not meant a relaxation of discipline. If anything, the combination of improving borrower conditions and continued bank conservatism has reinforced the structural position of non-bank lenders as a credible, responsive source of capital.
Borrower Demand Remains Robust
The structural funding gap in New Zealand's SME sector has not narrowed materially. The major banks have maintained conservative credit standards, particularly for property development, bridging finance, and business lending where cash flows are seasonal or project-based.
This has sustained strong deal flow for experienced private lenders. Borrowers are not simply those who cannot access bank finance — they include creditworthy, asset-backed businesses and developers who require faster execution, more flexible structures, or terms that better reflect their specific circumstances. Both groups represent legitimate private credit demand.
Working capital facilities, commercial mortgage lending, and property development funding have each seen sustained activity through the period.
Loan Quality and Credit Discipline
As the market matures, the quality of origination has improved. Borrowers arriving through established referral networks tend to be better prepared — with clearer financials, identified security positions, and a realistic understanding of pricing. This reduces friction in underwriting and supports stronger documentation outcomes.
Capital Connect has maintained conservative loan-to-value discipline throughout this period. New lending has been assessed against the same credit standards applied since inception, without the standards drift that can develop when deal flow is strong and competitive pressure increases.
The Regulatory Backdrop
The Financial Markets Authority has continued to refine its guidance on wholesale investor frameworks, providing greater clarity for fund managers and the advisers supporting eligible investors. This reflects the ongoing maturation of New Zealand's private capital market rather than any regulatory disruption.
Capital Connect's Outlook
The current environment represents what the Capital Connect team considers the strongest origination conditions since the business was established. Deal flow is consistent, security positions are well-structured, and borrower quality across the active pipeline is high.
The fund's focus remains on short-duration, asset-backed facilities across commercial property, property development, and business lending — sectors where Capital Connect has established referral relationships and direct origination capability.
"The quality of opportunities in the New Zealand private credit market is the strongest we have seen since establishing Capital Connect."
Selectivity in deployment remains as important as ever. Not every opportunity that meets minimum criteria is the right one, and discipline in that judgement is part of the model.
